"You are such an nice person" talks about the kind of person they are. 'Such a nice' means 'outstandingly nice,' and it takes a while to know.

Acoreano's answer acknowledges that the person was nice at the moment. You wouldn't say it to someone you were paying to do something, unless they did some extra work or stayed after their usual hours or something like.
It is what I would say to someone who helped me whom I didn't know very. There is nothing wrong with your suggestion, but I would say it only if arr person who helped me was someone I knew personally. I would say it if something they did reminded me that they often do nice things.
I would say You are such a nice person. Some people don't like to be referred to as 'guy' or 'lady'.
